Powered by his entrepreneurial spirit and diverse experience in acquisitions, architectural and engineering design, construction, entitlements, sales and leasing, financing and property management, Minoia founded Diversified Properties in 2000. Since then, Minoia has led the firm in its development of real estate valued at more than $1.5B and today his company boasts a portfolio valued at more than $500M. Under Minoia’s leadership, the company has become one of the region’s most experienced and trusted commercial real estate developers and owners with expertise across all asset classes and markets.

Minoia’s keen understanding of development in untapped markets is best exemplified by his work in developing Summit Court, a previously bankrupt industrial site turned luxury multifamily community in Union N.J. Home to hundreds of tenants, Summit Court was designed around creating an upscale residential experience in a market largely ignored by other developers. Accompanied with the residences is a comprehensive resort-like amenities package including a community clubhouse, a pool and sundeck surrounded by BBQ and dining areas as well as fire pits and lounge seating.
In addition to Summit Court, Diversified Properties boasts a growing portfolio of tri-state area multifamily communities including 30 Court, a 58-unit ultra-luxury multifamily building in Morristown, N.J., as well as Summit Lane, a 188-unit luxury apartment community in Newburgh, N.Y., Summit Terrace, a 270-unit luxury apartment community in New Windsor, N.Y., Irondale at Wharton, a 60-unit luxury rental community in Western Morris County, N.J. and Jefferson Place, an 82-unit luxury rental community in Jefferson Township, N.J.
Minoia is also committed to giving back to the community by leveraging his expertise in the commercial real estate industry. Previously, he served as a Project Manager for Habitat for Humanity, where he helped oversee the construction of several hundred single-family homes both nationally and internationally for ten years. In this high-profile role, Minoia worked closely with the charity’s most well-known volunteer, former President Jimmy Carter. Additionally, Minoia serves as a director at ConnectOne Bank and a trustee at RWJ Barnabas Health Clara MAASS Medical Center.
