Diversified Properties Unveils Irondale at Wharton: A New Luxury Living Experience in Downtown Wharton

Wharton, NJ – A new chapter for luxury living in downtown Wharton is being written with the introduction of Irondale at Wharton, a 60-unit residential development set to elevate the heart of this historic town. Developed by Diversified Properties, with founder Nick Minoia at the helm, this project offers modern, high-end living spaces with a focus on community engagement and local impact. The official ribbon-cutting ceremony, which took place recently, marked the opening of this state-of-the-art luxury apartment complex, signaling a new era for the town’s growth and continued revitalization.
“We’ve always been about tradition and progress…” said Mayor of Wharton, William J. Chegwidden, who has served the community for 24 years. “I love the fact that you (Minoia) chose Irondale as the development name because it was one of our early mines here in town, so we keep the theme going.”

A Vision for the Future
Irondale at Wharton brings the future of luxury living to the downtown area, offering a mix of one- and two-bedroom apartments designed to blend seamlessly with the town’s historic charm. Featuring spacious floor plans, 9-foot ceilings, contemporary kitchens, and high-end finishes, the property is set to attract a diverse range of residents, from young professionals to families seeking a vibrant, connected community.

“We’re incredibly excited to see this project come to life,” said Nick Minoia, founder of Diversified Properties. “Our goal with Irondale at Wharton wasn’t just to create another apartment building—it was to design a place that reflects the values of this great town. We wanted to build something that residents can be proud of, that enhances the local neighborhood, and that provides a modern lifestyle within walking distance of shops, parks, and local amenities.”
In addition to offering top-tier living spaces, Irondale at Wharton is designed with numerous amenities that foster community engagement, such as a fully equipped fitness center, ample parking, and select units featuring in-suite at-home working spaces. Residents will enjoy beautifully landscaped outdoor spaces, including a dog park. Mayor Chegwidden noted that Irondale residents will also benefit from a short walk to a newly planned 6-acre park, offering stunning views of the nearby pond.

Local Support – A Commitment to Wharton
One of the standout aspects of Irondale at Wharton is its commitment to creating a strong community atmosphere. To mark the grand opening, Diversified Properties is offering a commission to real estate agents who represent tenants, further enhancing the accessibility of luxury living in Wharton.
The development has been met with enthusiastic support from town officials and the local community. Mayor Chegwidden praised the development as a critical step in the revitalization of downtown Wharton, noting it will help attract new residents, while enhancing the town’s unique character. “There are a lot of reasons to come to Wharton. One is the accessibility—given the convenient location. You’re about 45 minutes from New York City, 30 minutes to the Delaware Water Gap in Pennsylvania, and about an hour from the shoreline,” said Mayor Chegwidden. “We have biking and hiking here… so many different things to offer right here in Wharton.” He also emphasized the strong working relationship with Diversified Properties, adding, “They’re a class organization, and they did a great job with this building.”

Stephen Shaw, Deputy Director of the Morris County Board of County Commissioners, also praised the development, highlighting the property’s modern amenities and its alignment with current market demand. “Today, we’re looking at a lot of redevelopments, a lot of luxury apartments because that’s what the public is looking for,” said Shaw. He further noted the potential for Irondale at Wharton to boost the local economy, saying, “People want to live here (in Morris County), but they need quality housing… this housing fits that gap very well, and that helps our downtown, our restaurants, and our businesses.”

Looking Ahead
As Wharton continues to grow and evolve, Irondale at Wharton represents a significant step forward. The development not only provides much-needed housing in a sought-after location but also emphasizes a commitment to community, sustainability, and local engagement. With its prime location, modern amenities, and strong community ties, Irondale is poised to become a cornerstone of downtown Wharton for years to come.

“The opening of Irondale at Wharton is just the beginning,” Minoia added. “We’re looking forward to seeing how this property becomes a vital part of the town, and we’re committed to continuing our partnership with Wharton and its residents to ensure our development truly benefits everyone.”
